Project Overview

The ground floor of a whole building block is bought to transform back to life. What was before a mix between old garages, office spaces, a big furniture shop, and a bakery, will now be all grouped together and turned into 14 residential units. And not just any residential unit, these will be completely renovated units that will give a huge boost to the surroundings in this street. 

More than that, all residential units will be transformed into touristic units as everything can be reached easily from here. All units will have a mix between 1, 2, or 3 bedrooms and ranging between 40 to 70M2. The park just next to the building is the cherry on the pie. 

The strength of this project is that the properties are bought for commercial prices and sold for residential prices or kept as touristic units with high rental yields. Commercial real estate is valued lower because of its use, so when you find a property that ticks all the boxes of being able to convert into residential real estate it usually means a healthy project margin. Keep in mind, though, that conversions like these do need a big and in some cases complex renovation.
