Project Overview

This time we are purchasing a commercial garage closer to the beach in the Ayora neighboorhood. 450 M2 that after inspection turned out to be effectively 500 M2 in total, with the possibility to create 10 touristic units for short term rentals. A change of use project from commercial to residential without exterior patio/terrace space. After precisely measuring multiple times with our architect, we were able to create 10 units with creatively using the distribution in our advantage. 

All units are ranging between 35-70 M2 and all of them will be finished with a clear focus on making them as comfortable as possible for tourist spending their holidays in Valencia. Open studio spaces with bedrooms or adjustable sleeping sofas.  


The strength of this project is that the properties are bought for commercial prices and sold for residential prices or kept as touristic units with high rental yields. Commercial real estate is valued lower because of its use, so when you find a property that ticks all the boxes of being able to convert into residential real estate it usually means a healthy project margin. Keep in mind, though, that conversions like these do need a big and in some cases complex renovation. 



This project is located in Valencia’s Ayora neighbourhood. Located next to the beach and the university area, and close to the city center.
