My Blue Bricks is an investors community that focus on real estate operations in the main urban city centres of Spain. Our focus is in Valencia, Barcelona, and surroundings. The main reasons to invest with us are:
Yes, it is 100% possible to invest in Spanish properties if you like to invest from a distance. Everything that you need along the way for
purchasing a property from A-Z, including the management after, can be managed hands-off.
How? Having a trusted and professional real estate team in place. Think of an agent, a contractor, an architect, a mortgage broker, an accountant, a tax advisor, or a project manager like us who can take
over the whole process from beginning to end.
My Blue Bricks normally invests in central commercial ground floors that we convert into smaller residential or touristic units. We also work with urban small to medium-sized flats situated in central neighborhoods, and more recently, new development projects.

At the moment, the lowest required investment to partake in our flip/btl projects is around €50 000 with a mortgage and our transformation/new development projects are starting at €135 000.
For most transformation projects, the expected time from start to finish is 12-15 months, but every project is unique and it depends on the scope of the project.
The purchase process in Spain is divided into 3 phases:
We are sending monthly updates explaining the evolution of every project you are investing in from our project platform.
In addition, you are always welcome to visit us in Spain and see the project firsthand.
Our team and trusted collaborators take care of the real estate project from start to finish. Within the My Blue Bricks company we have project managers, architects, and administrative
personnel. In addition, our trusted collaborators cover the rest; contractors, homestagers, and suppliers. Depending on the size of the project we use the most convenient partners.

An NIE number can be requested via companies that specialize in creating appointments in the city halls like www.nienumberfast.com, for example.
It is quite difficult to obtain NIE appointments and that is why working together with companies like this is usually the best
option. Keep in mind that with this option the person needs to go themselves in person to this appointment.
This process usually costs less than €100 not including the trip to Spain. If this is not possible, it is also possible to use a lawyer who can sign in the name of the person with a power of attorney (POA). With this POA, that lawyer is legally capable of representing the investor for this specific task. The process to do this usually is as follows:
Yes, in all regions there are purchase taxes involved. This can also differ between regions, however, 10% is the most common percentage to keep in mind, and the percentage use in Valencia.
This means that the 10% purchase taxes need to be paid and calculated on the buying price
of the property.
